Nestled in South Jordan, Utah, in Salt Lake County, sits Daybreak - a planned community that then owner, Rio Tinto Kennecott first imagined in 2001.
A few years later, Daybreak began to take shape, and the crowds of new interested residents began flooding in with new construction. Condos, townhomes, and single family homes began popping up everywhere. I still remember back in 2007 hearing about how acquaintances where selling their homes, and moving to this area. Prices back then, as you can imagine were low, or moderate, for the new home owner.
Several builders began to settle in, in attempts of dazzling everyone's mind with their new floor plans and builds. Daybreak was meant to be completely different than what Utahns had seen in their neighborhoods. Long gone were the days of cookie-cutter homes with boring and dull colors. Splashes of color started to pop up everywhere; homes in pink, orange, yellow, red, green, blue, and the standard white, began to flood neighborhoods and attract more buyers.
Now fast forward to 2022, Daybreak has become the HOTTEST relocation destination in the United States. A stat that every real estate agent shares with interested clients is: 1 in every 6 homes sold in the state of Utah, is sold within Daybreak.
About 2 years ago, I started to educate out of towners by creating video content - found in the Newsbreak App - about the Utah real estate market, with a special focus on South Jordan's Daybreak. Ownership changed recently from Rio Tinto Kennecott to Larry H. Miller Real Estate, but the rate and plans to keep expanding are still in full force.
Now a little more about Daybreak.
I tell my clients that just about any budget can be served in Daybreak. Starting in the low 400s, you will be able to choose from a variety of beautiful condos and/or townhomes. Depending on the builder, and its choice of upgrades and options, the price may be a little higher than others. For example, right now, I'm pulling up current listed properties in the area. Holmes Homes has brand new 2bed/2bath condos starting at 400K, as well as 3bed/2bath units starting at 436K.
Down the street from these condos, you can get a brand new townhome - the new Manhattan Sky - floor plan by Sego Homes (video walkthrough on Newsbreak App or other social media platforms), offering 3bed/3Bath and a little over 1,400 square feet of new modern construction.
Do you want something with lake views? How about literally stepping out to a marina?
Starting in the mid to high 500s, Ivory Homes offers their stunning townhomes at Marina Village. The Balboa and Santa Monica floor plans are my favorite, and I've spotlighted them in the past ;)
Marina Village is on the south end of Oquirrh Lake, a man made lake that is extremely popular in the warmer months. As a resident, you can throw a canoe, a kayak, a paddle board, or enjoy the miles of trails...then enjoy a delicious pizza over at Maxwell's Pizza, amazing ice cream at Rockwell Ice Cream, or better yet - a bowl of Korean BBQ at CupBop...as recently spotlighted on ABC's Shark Tank - all this at SoDa Row, Daybreak's unofficial downtown.
Enough about condos and townhomes, you will also find beautifully made single family homes in just about every price range. SFHs can be found as low as in the high 500s, and up to the 2M+ range...and even more. Builders like Rainey Homes, and Parkwood Homes, have been dotting various areas in Daybreak, including The Island (on Oquirrh Lake), with impressive home designs.
After options and upgrades, some new home owners have been cruising past the 2 Million price range, and inching closer to the 3 Million price tag.
Here's another example, on the west side of Daybreak, you will find Cascade Village. I've been making a lot of video content in Cascade Village in the last year. Anyway, I recently made video walkthroughs of new home designs by Rainey Homes and Destination Homes.
Rainey Homes recently sold their massive and beautiful Model home for 1.3 Million; I had so much interest from out of town clients. So, they built another beauty next door, in preparation for the upcoming 2022 Salt Lake Parade of Homes, and to serve as their new Model home for the next year. It's currently For Sale for a cool 2.1 Million, however, they require a one year leaseback, in order for them to use it as the Model.
How are they justifying such high prices?
Well, this area of Daybreak has an upcoming Watercourse. This Watercourse will offer a water component to this area of Daybreak, but not as large as Oquirrh Lake on the east side. However, its size does not take away from the novelty of providing the residents of Cascade Village with an option to kayak, canoe, and paddle board. If you watch any of my video walkthroughs in the last year, you will get a glimpse of the progress that construction crews are making right now.
Most of these videos are of homes that are literally right across the street from this Watercourse. Once complete - around Summer 2023 - the property value of all these homes will skyrocket to even crazier amounts. Builders like Rainey Homes, Destination Homes, among others - will be building their large floor plans in the middle of this water feature, and they are expected to command prices in the 2-3 Million range, maybe more.
In conclusion, don't let these prices deter you from investing in Daybreak. As I tell all of my clients that are interested in Daybreak, or in other areas of Salt Lake County - we know that investing in real estate will always be a smart move, especially in an area with a track record of exceptional growth, both economically and geographically. But in the case of Daybreak, the ROI that you can expect here is second to none.
