In this article, I will be covering 35 Home Maintenance Tips that should be done throughout the year to keep your home in tip top shape, but if you have a lot of time on your hands and you’re feeling brave enough to tackle them all, then put on your safety goggles and your work gloves and let’s get started!

1. Test all your smoke detectors and carbon monoxide devices, and replace the batteries if necessary.

2. Check your fire extinguishers and refill or replace as needed.

3. Make sure you and all members of your household know the location of all the water and gas shut-off valves in your home.

4. To extend the life and keep your heating and cooling system running efficiently, you should Replace or Clean your Furnace Filters quarterly.

5. Examine and clean your thermostat's heat sensor, contacts and contact points. Check it’s accuracy, and change the battery and replace the unit when necessary.

6. Vacuum and clean all the vent covers throughout your home. You’ll usually find them in the kitchen, family room, hallways, bedrooms, and bathrooms.

7. Check your window screens and door screens, fix or patch ones that are getting worn or have holes.

8. Examine windows and doors for drafts by passing a lit candle, if it flickers caulk and weather strip when needed.

9. Check your attic for birds, squirrels, raccoons, rodents, insects and pests.

10. Clean shower heads and faucet aerators.

11. Reseal your grout on your floors, counters and walls, which helps prevent staining.

12. In the bathroom, check under sinks and around toilets for leaks.

13. Examine the caulk and grout around your bathtubs and showers, repair and replace if it needs attention

14. To prevent sewer odors, either turn on the faucet or pour 1 gallon of water down unused drains, which includes sinks, showers, and bathtubs. Over time water evaporates, and doing this seals the p trap and it’s a good idea to flush all the rarely used toilets as well.

15. Pull out your refrigerator and clean below and behind it including the drain pan. Periodically clean off the condenser coils as well, to keep it operating efficiently.

16. Clean the Exhaust Fans in your Bathrooms and Kitchen to keep it running optimally.

17. To service your kitchen garbage disposal, make sure there’s no foreign objects and grind up several cups of ice cubes.

18. Turn on your dishwasher a full cycle and inspect it for leaks. Make sure the arms are spinning freely. If water jet holes are plugged, you can use a toothpick or wire to open. Next clean the dishwasher drain and filter so it runs more effectively.

19. Did you know clogged dryer vents are one of the most common causes of house fires. One way to help prevent that is by cleaning the vent duct of your clothes dryer.

20. Clean around your outside air conditioning compressor so it has adequate air flow.

21. To have your garage doors running smoothly, clean and lubricate your garage door tracks.

22. Drain your water heater with a water hose to eliminate sediment.

23. Check your driveway, walkway, patio, porches, decks, stairs and railings for any deterioration or loose pieces. Fill any cracks and reseal when needed.

24. Trim back all vegetation as well as tree branches away from your home and roof.

25. Test your sprinkler system and check for leaky valves, exposed lines, and areas not adequately reached.

26. Check your homes exterior foundation walls, brick, stucco, concrete, and masonry for deterioration and cracking.

27. Inspect the exterior foundation grading of your home, make sure water doesn’t collect and that water moves away from your house.

28. Inspect your homes wood surfaces for weathering and paint peeling.

29. If your home has siding, check for damage, warping, rot, and mildew.

30. Check your chimney for loose or crumbling mortar and bricks. Clean and repair any cracks in the flue.

31. Inspect outside vents and chimneys for bird nests, rodents and insects.

32. Establish emergency procedures with all members of your household, so everyone knows what to do in the event of a house fire.

33. Make sure you have a supply kit, for an emergency or weather related power outage, which will include items such as water, blankets, flashlight, batteries, and non perishable food.

34. Examine your roof's surface, flashing and eaves. Repair any damaged, loose or missing shingles.

35. Clear and unclog your rain gutters so down spouts are free of debri.
