The plans to develop a new Aegis Living complex in Ballard are full steam ahead, with a 5-story assisted living center for seniors coming to 949 NW Market St.
Aegis Living will replace four houses along NW Market St. The senior community housing center will have 93 units and underground parking for 39 vehicles. The ground floor will be primarily used for amenities for guests, including a dining room, activity room, and bistro facing NW Market St. Other amenities for residents will include a cinema, barbershop, salon, massage room, “balance room”, and pub.
The center, expected to open in December 2023, will have 68 assisted living apartments for seniors and 24 memory care apartments for seniors in need of dementia care. The memory care units, designed for residents with Alzheimer’s and other forms of dementia, will be in a secured part of the building, “modified to keep our residents safe, healthy, active, and comfortable to give our families peace of mind.”
The Seattle Department of Construction and Inspections (SDCI) has conditionally approved the building application, with a few requested departures with conditions. The departures are minor, but include removing clerestory windows from the northwest corner tower, clarifying proposed irrigation system plans, and installing a “sculptural figure” along NW Market St.
The Ballard Aegis will be built to, “honor the local history and culture of Ballard with a Scandinavian sensibility blended with a salmon fishing ‘cannery’ design similar to those found in Monterey, Astoria, or Anacortes,” according to the design plans. “We will also explore the use of the rooftop for a patio to provide ‘farm to table’ food as well as a great place to enjoy the views to the south over the park.”
That stretch of NW Market St will transform in coming years, with several other large-scale apartment buildings being planned between 9th Ave NW and 14th Ave NW. Just east of the Aegis Living building, a 5-story, 229-unit apartment building with no parking is in the works. Across the street will be a 6-story apartment with 150 units and 60 to 90 parking spots in an underground garage.
The Firestone tire is also set to be replaced with 7-story apartment building. That one will have 122 units with ground level retail and parking for 70 vehicles. And across the street, KFC will be torn down to make way for another 5-story apartment complexwith 86 small efficiency dwelling units with no parking proposed.
All projects are within Ballard’s Urban Village Hub, which allows for taller developments and reduced parking requirements.
