The waiting lists for Family and Senior Affordable Housing and Madison Borough Inclusionary Affordable Housing will be open from September 29, 2023, to December 8, 2023, or when 500 applications are received.
The Section 8 housing choice voucher program waiting list is currently closed.
What is Madison Borough Inclusionary Affordable Housing?
Madison Borough Inclusionary Affordable Housing consists of affordable apartments provided by private developers within market-rate housing developments to help the Borough meet its affordable housing goals.
These units, which may be 1, 2, or 3-bedroom, are blended with market-rate units and are categorized by income: very low, low, and moderate, with specific income limits for eligibility.
These affordable units are privately owned with tenants having leases with landlords and are regulated by Madison Housing Authority, the Borough’s Affordable Housing Administrative Agent. This agent oversees tenant eligibility, initial rent amount, and allowable annual rent increases.
The units are located at various addresses, with some in the planning or development stages. There is also a separate 44-unit, 100% affordable housing development at Walnut Street & Community Place, which is not “inclusionary” and will have a separate waitlist managed by the Madison Housing Authority.
Application Tips and Requirements
The Madison Housing Authority (MHA) is opening wait lists for various affordable housing, including senior, family, and Madison Borough Inclusionary Affordable Housing, each with a separate application. Applications will be accepted from September 29, 2023, until either 500 applications are received or through December 8, 2023.
Applicants need to have all relevant information ready, follow the instructions on the MHA website carefully, and can only submit one application per waitlist per household. A confirmation message will be received upon successful submission.
No documentation is required at the application time but will be needed for any subsequent interview. Applicants are responsible for keeping their application information up to date through the applicant portal or by notifying MHA in writing, with no updates accepted by phone.
What is Portability?
Portability in the Housing Choice Voucher (HCV) Program allows participants to transfer their assistance to any housing authority within the United States, Puerto Rico, and the U.S. Virgin Islands, provided the authority has jurisdiction over the desired area. This feature enables participants to lease or purchase a dwelling outside the jurisdiction of the initial issuing housing authority.
The eligibility for portability is extended to current Section 8 or VASH voucher holders. To utilize portability to transfer to Madison Housing Authority, participants must notify their Initial Housing Authority (IHA), who will then send the Portability Packet to Madison Housing Authority.
Portability Packets should be mailed (Madison Housing Authority, Attention: Jessica/Portability, 24 Central Avenue, Madison, NJ 07940), emailed (email@example.com), or faxed (973-377-5237).
