Zero-interest, forgivable loans set to transform the housing landscape for qualifying residents.
Morristown, NJ, June 5, 2023 – A brand-new housing initiative is set to make waves in Morristown as the town announces the launch of the Home Improvement Program (HIP). This program, specifically designed for eligible low and moderate-income households, promises up to $24,000 in home repair assistance in the form of a zero percent 10-year forgivable loan.
The HIP, financed by municipal housing trust funds, will operate on a first-come, first-served basis until all available funds are distributed.
The scope of the program is extensive, with loans earmarked for critical home improvement areas including roof replacements, electrical safety upgrades, heating, plumbing, foundational repairs, and window replacements, all in line with the N.J. Rehabilitation Subcode N.J.A.C. 5:23-6.
Morristown has teamed up with CGP&H, a well-known consulting firm with a focus on publicly funded affordable housing programs, to manage the HIP. From identifying necessary repairs to ensuring the quality of work, CGP&H’s team of housing specialists and professional inspectors will provide homeowners with an end-to-end solution for their home improvement needs.
Adding to the program's allure is the ten-year loan forgiveness feature: homeowners who maintain title and occupancy for ten years will see their loan fully forgiven. No interest is charged, and no monthly payment is required during this period.
“This is a wonderful opportunity for the residents of Morristown to make improvements to their properties, which will add value and make them safer,” said Mayor Tim Dougherty. “I urge anyone who qualifies to take advantage of this generous and forgivable loan.”
To promote inclusivity, the program also extends to renters, providing that the property's occupants meet court-approved income limits. Information on current income limits can be found on the HIP website.
