(Denver, Colo.) The latest office and retail building to break ground in Cherry Creek North is already 93% leased, and tenants include acclaimed restaurant Le Colonial.
BMC Investments is breaking ground this week on 255 Fillmore, one of the last large, developable parcels in the neighborhood. Plans call for the 100,000-square-foot building to be completed in the third quarter of next year.
“We first acquired this parcel in 2019 and are thrilled to finally bring 255 Fillmore to life,” BMC Chief Investment Officer Jeff Stronger said. “There is incredibly high demand across all product types in Cherry Creek North, but particularly office, as demonstrated by the fact that we are already more than 93% leased.”
Dreamy dining
The seven-story building includes six floors of office space and 9,500 square feet of ground-floor retail space, including Le Colonial, a fine dining restaurant blending Vietnamese and French cuisine in a dreamy and escapist atmosphere.
Le Colonial originated in New York in 1993 with a concept created by restaurateurs Rick Wahlstedt and Joe King. It also has locations in Chicago, Atlanta and Houston.
“We could not be more excited about bringing our beloved Le Colonial restaurant to the vibrant and great neighborhood of Cherry Creek, Wahlstedt said. “We hope to bring memorable moments for the community.”
The building also features a large, private sixth-floor open-air terrace, outdoor green space, valet parking, bike storage and a concierge.
The project is the latest of many for BMC in Cherry Creek North, including The Clayton Members Club & Hotel, Halcyon and Moxy hotels, Steele Creek, St. Paul Collection, 240 St. Paul and Financial House.
“Our team has proven the ability to identify the gaps in the Denver and Cherry Creek markets and deliver standard-setting real estate projects that not only perform financially but enhance the community,” BMC Investments CEO Matt Joblon said. “255 Fillmore will add both in-demand office as well as additional retail and a signature restaurant that will complement the Cherry Creek North Community.”
