Introduction

I write extensively about the state of U.S. shopping malls for NewsBreak. In recent months, most of my articles on the subject have detailed recent mall closures, and this piece will be no different.

Now comes word that that a previously considered “controversial” remodel of the Georgia Square Mall — once called too potentially “car heavy,” appears to be going through.

Wikipedia features a comprehensive and well-attributed overview of the Georgia Square Mall: Georgia Square Mall is a shopping mall located in Athens, Georgia, in United States… Opened in 1981, this two-level mall was originally noted for its retro design features including the foil-copper look used on the mall entrance to Belk. This was also one of the largest more rural malls in the country in the era it was built.

U.S. Shopping Malls, 2023

According to a report from BizJournals.com, entitled “Athens-Clarke County Passes Plan to Redevelop Georgia Square Mall,” redevelopment of the property is imminent.

As excerpted from the report: Athens leaders are counting on the $653 million redevelopment of Georgia Square Mall — a distressed shopping mall with few stores and near-empty food court — to spur further reinvestment in the area.

The property is 75 acres on Atlanta Highway. The Leaven Group will redevelop the property.

The report goes on to state: By 2027, The Leaven Group plans to pad the site with 816 apartments, 170 active-adult units, 202 townhomes, 72,000 square-feet of new retail space and greenspace. About 63% of the existing 790,000 square-foot mall will be demolished. A portion of the remaining structure will be retained for Belk, while the rest will be converted into retail and offices. This will be done in three phases.
