Neil Avery, who has been selling waterfront homes for about 20 years, says the price tag for luxury homes on the St. Johns River has continued to climb in recent years.
He says luxury waterfront homes in Clay County have been consistently selling for $1 million or more for the last three years.
Avery, a real estate agent with Watson Realty Corp. with offices in Fleming Island, said that since the pandemic more people from out of state are buying the waterfront homes.
Avery says the newcomers cite Florida’s policies during COVID-19, adding that “Florida is looking pretty good” to them. These residents from out of state also are driving up the prices.
He said some homes on the river would sell for about $1 million back in 2005 and 2006, but it was in the last three years that homes once selling in the $800,000 to $900,000 range have been consistently selling for $1 million or more.
Avery, who also sells homes in Duval, St. Johns and Putnam counties, said it depends on the individual whether they prefer the waterfront on the river or Doctors Lake. The lake is actually an inlet located off the river and also has its share of high-priced homes.
He said he would soon be listing another three waterfront homes priced at $1 million or more.
Some of the homes on the St. Johns River currently listed for more than $1 million include 140 Monterey Bay Lane in Green Cove Springs. The asking price is $3.5 million.

The home has over 10,000 square feet under roof with 6,400 plus square feet being heated and cooled. The estate features a resort-style pool with a bridge, a summer kitchen and T.V. area, covered boat slip and lift, a RV port, four-car garages, a playground, generator and gates.

The luxury home at 110 Fairway Oaks Drive also sits on the St. Johns River. The two-story remodeled home in Fleming Island has 100 feet of river frontage.
Asking price for the home: $1.95 million.

The Orange Park home at 3858 Eldridge Ave. also offers 100 feet of waterfront on the St. Johns River. The asking price is $1.15 million.
The home sits on about 1.25 acres with large oak trees dotting the property. The 2,854-square-foot home has three bedrooms and three baths.
The home features a riverfront office/ bonus room with large windows that look out over the pool and river.
