Of 127 available units, 85 will rent for less than $1,000 per month
The Bronx Grove affordable housing lottery is putting life back into the term “affordable.” Housing lotteries on NYC Housing Connect in recent months have included listings for apartments renting for over $4,000 per month. It is encouraging to see attempts being made to make housing available for those with limited resources.
The Bronx Grove will consist of 321 newly constructed apartments across two buildings in the Bedford Park neighborhood of the Bronx. A total of 127 apartments will be available to eligible households in this housing lottery.
The remaining 194 units will be reserved for formerly homeless individuals or families with special needs.

Income requirements, availability, and rents
Income requirements
There are 127 apartments available in this housing lottery. These are income restricted units, with maximum eligible household incomes indicated as a percentage of area median income, or AMI. For this lottery, eligible income ranges are 30%, 40%, 50%, 70%, and 80% of AMI.
Minimum incomes will also apply with the exception of a few of the units as indicated below. For these units, rents charged will be 30% of the eligible resident’s income, as stated on the developer’s information page.
This page also includes the following footnote regarding minimum income:
“Minimum income listed may not apply to applicants with Section 8 or other qualifying rental subsidies. Asset limits also apply.”
Availability and rents
Rents are shown as ranges. The actual rent charged will depend on total household income as a percentage of area median income, or AMI. For details on income limits see the NYC Housing Connect webpage.
Studio apartments. There are 31 studio apartments available. Eligible households will consist of one or two people. Monthly rent varies from $362 to $1,163.
One-bedroom apartments. There are 51 one-bedroom apartments available, for households of one to three people. Monthly rent for these varies from $465 to $1,465.
Two-bedroom apartments. There are 32 two-bedroom apartments in this lottery. Households of two to five individuals are eligible.
Two of the two-bedroom apartments are reserved for applicants who qualify for Section 8 housing assistance. These have no minimum income requirements. Monthly rent for these two apartments will be 30% of the eligible resident’s income.
For the remaining 30 two-bedroom apartments, monthly rent will vary from $569 to $1,770.
Three-bedroom apartments. There are 13 three-bedroom apartments, for households of three to seven people.
Six of the three-bedroom apartments are reserved for applicants who qualify for Section 8 housing assistance. These have no minimum income requirements. Monthly rent for these six apartments will be 30% of the eligible resident’s income.
For the remaining seven three-bedroom apartments, monthly rent will vary from $1,205 to $2,037.
Utilities
Gas for heat and hot water is included in the rent. The tenant is responsible for electricity, including cooking.
Where is The Bronx Grove?
The Bronx Grove is located at 261 East 202 Street and 270 East 203 Street in Bronx, New York. The location is shown in the following map. The two buildings are adjacent though only one is indicated on the map.
Amenities
The Bronx Grove consists of two non-smoking buildings in Bronx, New York. Pets are not allowed, only service animals. Amenities include:
- Computer and multi-purpose activity rooms
- Community kitchen
- Shared laundry room
- Air conditioning
- Elevator
- Indoor bicycle parking
Note that a footnote on the NYC Housing Connect webpage states that:
“* Amenities may not be available to all residents”
It is not clear which of the amenities are affected by this footnote. Contact the developer or NYC Housing Connect for clarification.
