Queens apartments as low as $738 a month in Forest Hills neighborhood

Here is an opportunity to live in what some say is New York City’s “most enchanting neighborhood.” NYC Housing Connect has launched an affordable housing lottery for Apex Place Phase 2 in the Forest Hills neighborhood of Queens. This lottery includes some great deals, with 14 of the 122 apartments listed available to qualified winners for under $1,000 a month.

The deadline to apply for this lottery is February 10, 2023. See below for details on how to apply.

Apartment availability, rents, income requirements

There are 122 apartments available in this lottery, including studio, one-bedroom, two-bedroom, and three-bedroom units.

Rents are listed below as ranges, with the exact rent based on a qualifying household’s size and total annual income as a percentage of area median income, or AMI. Eligible income “brackets” for this lottery are 50%, 70%, 110%, and 140% of AMI. For more specific income information see the Apex Place Phase 2 webpage.

Ten (10) studio apartments, for households of one or two people, will rent for $738 to $1,705 per month.

Forty (40) one-bedroom apartments are available. Households of one to three people are eligible for these. Monthly rent varies from $930 to $2,142.

Sixty-two (62) two-bedroom apartments. These will rent for $1,110 to $2,582 per month. Households of two to five individuals qualify for these.

Ten (10) three-bedroom apartments, for households of three to seven people. These will have monthly rents ranging from $1,274 to $2,545.

Utilities

Information regarding responsibility for utilities is limited to the following, from the Apex Place Phase 2 page linked above:

“Tenants are responsible for electricity, including cooking range.”

The newly constructed building at 108-60 Horace Harding Expressway in Queens is smoke-free and pet friendly. Amenities include:

Is Forest Hills truly enchanting?

This walking tour of Forest Hills starts out with what looks like a great meal at a sidewalk café. The neighborhood does look interesting.
