Brooklyn apartments as low as $375 a month in new affordable building

Some winners of the 1921 Atlantic Apartments affordable housing lottery will qualify for studio apartment rentals of $375 per month. This is in Brooklyn, where the average monthly rent for studios is $3,350. If you do the math, that’s a savings of $2,975 a month... or $35,700 in a year. Maybe not Powerball territory but a nice chunk of cash just the same.

A total of 199 newly constructed apartments will be available through this lottery. The deadline for applying is January 4, 2023. See below for details on how to apply.

What is available and what are the rents?

Studio apartments. There are 40 studio apartments in this lottery, for households of one or two people. Monthly rent for these units varies from $375 to $1,443, depending on total household income.

One-bedroom apartments. A total of 64 one-bedroom apartments will be included in this lottery. Households consisting of one to three individuals will be eligible. Rents will range from $478 to $1,816 per month. All rents will be determined based on total household income and household size.

Two-bedroom apartments. This lottery includes 53 two-bedroom units, for households consisting of two to five people. Monthly rents for these apartments will vary from $570 to $2,172.

Three-bedroom apartments. There are 42 three-bedroom apartments. Rents are from $652 to $2,501 a month, for households of three to seven people.

Utilities

Electricity and gas for cooking are the responsibility of the tenant.

Heating and cooling are provided by a relatively new technology known as a variable refrigerant flow (VRF) heating and cooling system. It isn’t clear from the NYC Housing Connect website whether this is paid by the landlord or the tenant. You can contact them for further information.

Amenities

The smoke-free building at 1921 Atlantic Avenue in Brooklyn’s Bedford-Stuyvesant section has a no pets policy. There is no shortage of amenities, including:

  • Shared laundry room
  • Gymnasium
  • Rooftop terrace
  • Landscaped roof deck
  • Community room with kitchen
  • Stainless steel appliances
  • Quartz countertops
  • Vinyl floors
