Sacramento area affordable apartments as low as $472 per month

In Sacramento County, just a few miles from California’s state capital, the city of Elk Grove is hosting a lottery for affordable apartments. Monthly rents, based on household income, are as low as $472, making this an attractive lottery – but you’ll have to hurry if you want to apply. The deadline to enter is November 10, 2022.

All entries for this lottery must be made online. See below for details.

Who is eligible?

Eligibility is limited to households with total household income between 30% and 80% of the area’s adjusted median income, or AMI. You don’t have to be a current resident of Elk Grove to qualify.

Available apartments and rents

The 107-unit Gardens at Quail Run II complex at 10120 Bruceville Road in Elk Grove is expected to be completed by early 2023. One-, two- and three- bedroom units will be available, with monthly rents varying from $472 to $1,960 based on total household income. Most of the units will be for households within the 60% area AMI, with rents ranging from $1,042 to $1,433 per month.

Section 8

Section 8 vouchers will be accepted at the Gardens at Quail Run II complex.


All utilities will be electric. No information is available yet regarding responsibility for utility bills.


The complex will be new, all units will be smoke-free, and pets are allowed. Beyond this, no specifics are listed on the FAQ page regarding amenities.

However, this is Phase II of the Gardens at Quail Run project. It is adjacent to the original complex, which opened in 2021. I have located a video (below) which mentions some of the features included in Phase I. It seems possible – don't hold me to this, but possible – that similar amenities will exist in Phase II for the units offered in this lottery.

With that in mind, amenities for this complex MAY include some neat stuff, including a swimming pool, barbecue pits, and a playground. The Phase I units have garbage disposals, dishwashers, and washer / dryer hookups. 

It seems reasonable to expect Phase II units to be similarly equipped. This is my best guess based on the following video, which refers to Phase I of this project, currently in Phase II. 

A brief discussion of amenities starts at about 3:12 in the video. Remember: this video refers to Phase I, not the current Phase II lottery.

How to apply

Apply online by the lottery deadline: November 10, 2022. Don’t apply more than once as duplicate entries will be deleted. You will receive an email confirming your entry, although this may take a few hours. Be sure to check your spam folder for this confirmation email.
