Brooklyn affordable apartments as low as $770 per month, includes heat and hot water

If you qualify for and win this NYC Housing Connect lottery, you might be able to rent a one-bedroom apartment in Brooklyn for as little as $770 a month. Out of the 19 available, there are only two at this rate, but the others are all well below the $3,875 per month median rent for Brooklyn as of October 2022.

This newly constructed 70-unit building is located at 461 Alabama Avenue in Brooklyn’s East New York section. Average rents in this section of Brooklyn are lower than the amount shown for Brooklyn overall. Rents available through this lottery, which include heat and hot water, are still likely to be favorable for those eligible.

Available units and rents

Here are the apartments and rents available through this lottery. Eligibility is based on household size and total household income. For full details, including income ranges, see the NYC Housing Connect page.

Studio apartments. Nine studios are available for a monthly rent of $1,121 for households of one or two individuals.

One-bedroom apartments. There are nine one-bedroom units in this lottery. Monthly rent varies from $770 to $1,196 depending on total household income. Households of one to three people are eligible for these apartments.

Two-bedroom apartments. Just one two-bedroom apartment is available. Monthly rent for this unit is $1,427 for qualifying households based on total income. The two-bedroom configuration is available to households consisting of two to five people.

Utilities

Hot water and heat are included in the monthly rent. Tenants are responsible for electricity, including electric cooking.

Supportive Housing and amenities

Most of the smoke-free building’s 70 units will be made available for those qualifying for “Supportive Housing,” such as the disabled, the formerly homeless, and families with special needs. Just 19 of the affordable apartments will be available to the public in this lottery.

What’s nearby

Plenty of public transportation, including buses and trains, is nearby. For bigger adventures, you’ll be within five or six miles of JFK International Airport.

Feedback

In a recent Newsbreak article, I mentioned that housing lotteries for the public may be discontinued to make more housing available for homeless immigrants. I’m not aware of any developments, but since this lottery includes affordable apartments for the public as well as other units reserved for formerly homeless individuals, maybe both options will continue. We will see.
