Pet friendly, senior apartments starting at $1,536 a month in The Bronx

Time is running out for this NYC Housing Connect housing lottery. Do you have someone in your household who is 62 or over? If so, you might be eligible for an apartment with rent as low as $1,536 per month at the 305 East 165th Street Senior Housing in South Bronx. 

Thirty-seven units are available for this housing lottery in a new construction building. The address is: 305 E 165th St, Bronx, NY 10456.

The lottery expires on November 1, 2022, so be sure to apply as soon as possible if you are interested. See below for details on how to apply.

Area Median Income, or AMI, determines eligibility

There are two income tiers eligible for this lottery, based on your total household income as a percentage of Area Median Income, or AMI. The figures vary depending on the size of the apartment — studio, one-bedroom, or two-bedroom — and the number of household members.

The first tier, 80% of AMI, in this instance covers annual total household incomes between $55,612 and $96,080. 

The second tier is based on 130% of AMI. Total household income for this tier must be between $58,286 and an eye-watering $187,330 on the high side. If this seems like one heck of an income range – it does to me! -- bear in mind that it covers a wide range of apartment and household sizes. The $58,286 figure is for one or two people in a studio apartment, while the $187,330 refers to five people in a two-bedroom unit.

Senior requirement applies to 80% tier

Some of the eligibility requirements on the NYC Housing Connect website are somewhat ambiguous. Here is what the website says:

“For units where the income limit is set at 80% AMI, Individuals or households must have at least one household member who is 62 years or older, and must meet the income and household size requirements that are listed below. Qualified applicants will be required to meet additional selection criteria. Preference will be given to those who live in Bronx Community Board 4.”

What is available and what are the rents?

Of the 37 units in this lottery, a total of nine studio apartments are available. Six are in the 80% AMI tier, for rent at $1,536 per month. The remaining three studios, in the 130% AMI tier, will rent for $1,700 a month. These are for households of one or two people.

There are 25 one-bedroom apartments in this housing lottery. Eighteen of these, in the 80% AMI household income tier, will rent for $1,640 a month. The remaining seven will be available to households in the 130% AMI tier for $1,800 per month. The one-bedroom units are for households consisting of one to three members.

There are just three two-bedroom apartments available. These will rent for $2,100 per month to households with two to five people and household income in the 130% AMI bracket.

The building is pet-friendly, smoke-free, and includes a fitness center

If you are into exercise, you might save the price of a gym membership if you enter and win this lottery. The building includes a no-fee, code-protected fitness center.

Additional amenities include a shared laundry room, an elevator, and energy-efficient appliances.

How to apply

You can apply online or by mail. Since the deadline, November 1, 2022, is getting close, you’re probably better off applying online if possible. Apply at the NYC Housing Connect website.
