Bronx affordable housing apartments available with rents starting at $375 per month

NYC Housing Connect has announced the opening of a housing lottery for 225 new construction affordable housing apartments in the Bronx. The River Crest apartment building is located at 1164 River Avenue, Concourse section of Bronx Community Board 4.

Rents start at $375 per month for studio apartments with nine units available at this price. The lowest price for a one-bedroom unit is $481 a month. Seventeen one-bedroom units are available at this price. The lowest price for a two-bedroom apartment is $588 per month (7 units available). The lowest price for a three-bedroom apartment is $672 per month (5 units available).

Apartment amenities

The 225 newly constructed apartments include the following amenities:

  • Assigned parking spaces
  • Walking distance to Mullaly Park and Yankee Stadium
  • Nearby are restaurants, a beauty store, and general goods store.
  • Transit options: Bx1, Bx2, Bx35 buses; B, D and 4 trains.
  • Free in-unit internet
  • Outdoor areas
  • Recreation room
  • Onsite, shared laundry room
  • Security cameras
  • Accessible entrance
  • Elevator
  • Smoke-free

Restrictions include a no pet policy except guide dogs for the legally blind and elderly persons with disabilities. Tenants are responsible for paying electricity.

Income requirements and how to apply

To qualify for these affordable apartments, you’ll need to meet household income requirements. The eligible annual household income range is from $15,429 to $132,400. Household size is one to seven people.

Rents are determined on a sliding scale basis depending on household annual income. The lowest-priced units are available for those households at the lower income range. Rents are higher for those households with a higher annual income.

For example, to qualify for a $481 per month one-bedroom apartment, your annual household income would need to be in this range:

  • 1 person: $19,372 - $28,020
  • 2 people: $19,372 - $32,040
  • 3 people: $19,372 - $36,030

Even if your income is higher, you can still qualify for reduced rent. To qualify for a $881 per month one-bedroom apartment, your annual household income would need to be in this range:

  • 1 person: $33,086 - $46,700
  • 2 people: $33,086 - $53,400
  • 3 people: $33,086 - $60,050

There are many different income ranges for different apartment sizes (from studios to three-bedroom units). You can receive a significant rent discount even if your household income is in a moderate-income range.

To see these income ranges and apply for an apartment at the River Crest building, go to NYC Housing Connect. Demand for these apartments is expected to be high. Tenants are selected through a housing lottery. The deadline to apply is June 27, 2022.
