Brooklyn affordable housing apartments now available with rents starting at $537 per month

NYC Housing Connect has announced the availability of 185 affordable apartments in Brooklyn’s DUMBO neighborhood. The 30-story apartment building is located at 90 Sands Street and recently has been renovated.

Of the building’s 491 apartments, 185 are affordable units for extremely low-income to moderate income households. Rents start at $537 a month for a studio apartment with nine units available at this price. The starting rent for a one-bedroom unit is $1,215 a month with four units available at this rent.

Rents for the affordable units at 90 Sands are based on household income. Income for residents must be at 30 percent to 120 percent of the area median income (AMI). Eligible income ranges from $18,412 to $128,880 a year. Household size is 1 to 3 individuals.

For example, there are 55 one-bedroom units available for $1,706 per month with the following household income requirements:

  • 1 person: $58,492 - $83,600
  • 2 people: $58,492 - $95,500
  • 3 people: $ $58,492 - $107,400

According to NYC Housing Connect, the monthly rent covers all utilities, including electricity and heating. Applicants apply through NYC Housing Connect, which uses an open lottery system to select tenants.

Apartment amenities

90 Sands offers residents many amenities. These include onsite shared laundry room, fitness center, 24-hour attended lobby, security camera system, onsite resident manager, and multipurpose room for meetings and community events.

The renovation of 90 Sands

Breaking Ground provides affordable housing and onsite supportive services to help people at risk of homelessness or already experiencing homelessness. The organization (which operates in New York City, upstate New York, and Connecticut) is responsible for almost 4,000 housing units.

Breaking Ground acquired 90 Sands in 2018 with the goal of transforming the then-vacant building into supportive and affordable housing. Over the last four years, the organization has overseen extensive renovations to the building.

Of the 491 apartments in the building, 305 will be homes to formerly homeless individuals. The Center for Urban Community Services has partnered with Breaking Ground to provide onsite support to assist all tenants with services such as primary medical care, employment readiness, and counseling.

How to apply

To apply, go to NYC Housing Connect. The site includes apartment specifications, a map with transit details, photos, information on who should apply, and income requirements. The apartments are available through a housing lottery. The application deadline is June 2, 2022.
